More than most owners think: kitchen and bath remodels (plumbing/electrical), water heaters, furnaces and heat pumps, re-roofs, window replacements, structural changes, additions, ADUs, and most decks and fences over height limits. Paint, floors, and cabinet swaps generally don't. When in doubt, ask us — guessing wrong costs more later.
