Construction & Remodeling

Are you a licensed general contractor in California?+

Yes. Bay Area Realty & Construction operates under a California CSLB general contractor license and carries liability insurance and workers' compensation. We're happy to provide license and insurance certificates with every proposal.

Do you handle plans and permits, or do I need my own architect?+

We're a design-build firm — our team produces architectural drawings, Title 24 energy calcs, and structural engineering, then files and expedites the permit with your city. You can also bring your own architect and we'll build from their plans.

What size projects do you take on?+

Anything from a single bathroom remodel (~$30K) to ground-up ADUs, major additions, and full commercial or restaurant buildouts north of $1M. If a project isn't a fit, we'll tell you on the first call and point you in the right direction.

How do payments work?+

California law caps the initial deposit at $1,000 or 10% (whichever is less). After that, payments follow a milestone schedule tied to completed work — you never pay significantly ahead of progress.

Can you help finance the project?+

Yes — that's a BARC advantage. Our in-house loan team arranges renovation loans, HELOC alternatives, and hard-money construction financing so the budget conversation and the build plan happen at the same table.

ADUs & Garage Conversions

How much does an ADU cost in the Bay Area in 2026?+

Garage conversions typically run $125K–$220K. Detached new-construction ADUs run roughly $350–$550 per square foot all-in — about $250K–$400K for a 500–750 sq ft unit including design, permits, fees, and construction. Site conditions (slope, utility distance) move the number most.

How long does the whole ADU process take?+

Plan on 2–3 months for design and engineering, up to 60 days for city review (state-mandated cap), and 5–8 months of construction for a detached unit — roughly 9–14 months door to door. Garage conversions finish faster, often 6–9 months total.

Will an ADU raise my property taxes?+

Only on the value the ADU adds — your existing home is not reassessed. A $300K ADU adds roughly $3,300–$3,750/year in property tax, which typical Bay Area ADU rents cover in about one month.

Can I sell my ADU separately from my house?+

In most cases ADUs can't be sold separately (AB 1033 lets cities opt in to condo-style separate sales, and only a few have). The standard play is rental income plus resale value — both strong in Santa Clara County.

Do I need to live on the property to rent out my ADU?+

No. California suspended owner-occupancy requirements for ADUs permitted between 2020 and 2025, and most cities have made that permanent for standard ADUs. Junior ADUs (converted space inside the main home) still require owner-occupancy.

Restaurant Construction & Remodeling

How much does it cost to build out a restaurant in the Bay Area?+

2026 ranges: $150–$300/sq ft for second-generation restaurant spaces, $300–$500+ for converting non-restaurant space. A typical 2,500 sq ft buildout runs $600K–$1.1M including kitchen equipment. The lease you choose — specifically existing grease/hood infrastructure — moves the number more than any design decision.

How long does restaurant construction take?+

From lease signing: 6–10 weeks design and health plan check, 8-16 weeks permits (city dependent, concurrent with design where possible), 8–16 weeks construction. Realistic total: 6–10 months. Anyone promising 90 days from signing on a full conversion hasn't met a grease interceptor.

What is a grease interceptor and why does everyone warn me about it?+

A tank (often 750–1,500 gallons) that captures grease before it reaches the sewer — required for nearly all cooking concepts. If your space lacks one sized for your menu, installation means cutting floors or trenching the parking lot: $25K–$80K. It's the first thing we check in a pre-lease site review.

Can you work with my kitchen equipment supplier?+

Yes — that's standard. We coordinate utility rough-ins to your equipment spec book, sequence deliveries with construction, and manage the hood/suppression certification chain between vendor, fire authority, and health.

Do you handle the health department?+

Completely: plan check submittal to County of Santa Clara Environmental Health, finish-schedule compliance (floors, coving, surfaces), correction responses, and the pre-opening inspection walkthrough alongside you.

Permits & Plans

How long do building permits take in the Bay Area?+

Typical 2026 timelines: over-the-counter same-day for water heaters or re-roofs; 2–8 weeks for kitchen/bath remodels; 1–3 months for additions; up to 60 days for ADUs (state cap); 2–5 months for restaurants because county health review runs alongside building review. Complete submittals land at the fast end.

What happens if I remodel without a permit?+

Unpermitted work surfaces at sale time — buyers' inspectors and appraisers flag it, lenders may refuse the loan, and cities can require exposing finished work for inspection plus penalty fees. Legalizing later costs more than permitting upfront. We legalize unpermitted work regularly and can scope the cleanest path.

How much do permits cost?+

Cities charge based on project valuation. Rough 2026 figures: $1,500–$5,000 for a kitchen or bath remodel; $8,000–$20,000+ for additions and ADUs once plan check, school fees (additions over 500 sq ft), and utility fees stack up. ADUs under 750 sq ft are exempt from impact fees statewide.

Can you take over a permit application that's stuck?+

Yes — rescuing stalled applications is a core service. We audit the correction list, fix the drawings, resubmit, and meet with plan checkers directly when needed.

Loans & Financing

Can I finance a remodel or ADU into my mortgage?+

Yes. Renovation loans (Fannie Mae HomeStyle, Freddie Mac CHOICERenovation, FHA 203k) fund purchase-plus-construction or refinance-plus-construction in a single loan, qualifying on the after-renovation value. For owners with low existing rates, a HELOC or fixed second often beats refinancing — we model both.

What do hard money loans cost in 2026?+

Typical Bay Area terms: 9–12% interest-only, 1–3 points, 6–24 month terms, up to roughly 70–75% of after-repair value. They cost more than bank debt but close in 5–10 days and fund properties banks won't touch — the standard tool for flips and auction purchases.

Is BARC the lender or a broker?+

We operate as a financing partner/broker — sourcing the right product across multiple lenders and private capital, then managing the process alongside the construction schedule. NMLS licensing details are listed in our footer.

Does using BARC for construction help my loan?+

Materially. Renovation and construction loans require contractor bids, scope documentation, and draw inspections. When the same team produces the bid and runs the build, lender review goes faster and draws release on schedule.

Real Estate

Why use an agent connected to a contractor?+

Information advantage. Before you write an offer on a fixer, you know the real renovation cost — not a guess. Before you list, you know which $30K of work returns $100K in sale price. The agent's advice is backed by a builder's numbers.

Do I have to use BARC construction if you represent me?+

Never. Brokerage, construction, and lending are independent services — use one, two, or all three. Most clients combine them because it removes hand-offs, but there's no obligation.

Can you really renovate before I pay?+

For qualified listings, pre-sale improvement costs can be deferred and settled from escrow proceeds. We scope it, contract it clearly, and you approve everything before work starts.

Which areas do you cover?+

Santa Clara County is home turf — San Jose, Sunnyvale, Santa Clara, Cupertino, Mountain View, Palo Alto, Campbell, Saratoga, Los Gatos, Los Altos, Milpitas — plus Fremont and the broader Bay Area.
