Home Additions in the Bay Area

When you love the street but need more house: room additions, primary suites, and second stories engineered and built end to end.

Moving up in the Bay Area carries brutal switching costs: selling fees, a property-tax reset on the new home (often $15K–$40K more per year), a higher-rate mortgage, and the gamble of finding the right house at all. Against that math, adding the square footage you need to the home — and tax basis — you already have is frequently the strongest financial move available.

Additions are real construction: foundations, framing, roof tie-ins, and city plan check. Our design-build team carries the project from feasibility sketch through final inspection, with the engineering and permit work that separates smooth additions from two-year sagas.

What's included

Room & Wing Additions

Family rooms, bedrooms, and in-law suites grafted seamlessly onto the existing structure.

Primary Suite Additions

The bedroom-bath-closet suite that transforms both daily life and resale position.

Second Story Additions

Double the footprint without losing the yard — full structural engineering included.

Kitchen & Great-Room Bump-Outs

8–15 foot expansions that turn cramped kitchens into entertaining spaces.

Seamless Integration

Matched rooflines, siding, and floors — additions that look original, which is what appraisers and buyers pay for.

How it works

  1. 1

    Feasibility & Budget

Setbacks, FAR limits, and structure review produce a realistic scope and number first.

  2. 2

    Design & Engineering

Architectural plans, structural calcs, and Title 24 prepared in-house.

  3. 3

    City Approval

We run plan check and corrections — typically 1–3 months in South Bay cities.

  4. 4

    Construction (3–6 months)

Foundation through finish with weather protection and daily site management.

  5. 5

    Final & Reappraisal Support

City final, warranty docs, and comp guidance if you're refinancing on the new value.

Frequently Asked Questions

Addition or ADU — which should I build?+

Different jobs: an addition expands your living space and integrates with the home; an ADU is a self-contained unit that generates rent. If you need a bigger house, add. If you want income or flexible family housing, build the ADU. Budgets are similar per square foot — we'll model both against your lot and goals.

Will my property taxes go up?+

Only on the addition's assessed value — Prop 13 protects your existing basis. A $250K addition adds roughly $2,800–$3,100/year. Compare that with the full reassessment you'd trigger buying a bigger home, and the addition usually wins by a wide margin.

Can my foundation support a second story?+

Many Bay Area ranch homes can with targeted strengthening; some need substantial foundation work that changes the budget. Our structural review answers this in week one — before you've spent serious design money.

How disruptive is an addition?+

Less than a whole-home remodel: most work happens outside the existing envelope, and we typically don't break through until the new space is weathertight. Most families live at home throughout.

What approvals do additions need?+

Building permit plus zoning review of setbacks, lot coverage, and FAR; second stories may add design review or neighbor noticing in some cities (Palo Alto, Sunnyvale single-story overlays). We confirm your city's rules in the feasibility step.
