Estimate FAQs
What does the estimate include?+
A realistic project range based on your scope and our current Bay Area trade costs — followed by a line-item fixed-price proposal if you move to design. Permits, design, and construction are itemized so you can compare bids fairly.
Do I need plans or drawings before requesting an estimate?+
No — most clients start with goals and a budget idea. We'll tell you what's realistic, and if design is the right next step, you'll know exactly what it covers before committing to anything.
How accurate will the first number be?+
Honest ranges, deliberately: a kitchen might come back '$85K–$110K depending on cabinetry tier.' Anyone who quotes you an exact price before design selections is guessing — the fixed price comes once scope is real, and then it's locked.
Do you price projects you don't build, like permit-only work?+
Yes — permit packages, plan preparation, and pre-purchase renovation budgets for homebuyers are all standalone services with their own estimates.
