Which pre-sale improvements actually pay off?+
In our Santa Clara County experience: interior paint, refinished or new flooring, lighting, and landscaping nearly always clear 2×. Kitchen and bath refreshes (counters, hardware, fixtures — not full gut remodels) often clear 3×. Full remodels rarely pencil pre-sale; we'll tell you when they don't.
How does pay-from-escrow work?+
For qualified listings, we contract the improvement scope at a fixed price with payment due at close of escrow. Costs and terms are in writing before work begins, and the obligation is settled through escrow like any other closing cost.
What if my home has unpermitted work?+
Common in the South Bay, and solvable. We assess whether to legalize before listing (as-built plans + retroactive permit) or disclose and price accordingly. Legalizing usually nets more — buyers and their lenders pay confidently for permitted square footage.
How long does the whole process take?+
As-is listings can launch in about a week. Improvement programs add 2–6 weeks of construction. Either way, we set the calendar on day one and our crews — not subcontractor lotteries — control the schedule.
