Security Cameras & Low-Voltage Wiring: Install Them During the Remodel

By the Bay Area Realty & Construction team — the builder, brokerage & lending desk behind the numbers.

During the remodel is the right time

Low-voltage cable is nearly free to run when walls, ceilings, and trenches are already open — and genuinely annoying to retrofit afterward: fishing finished walls, crawling attics, surface conduit on the stucco you just paid to paint. That's why we rough-in camera, network, and doorbell wiring on remodels, ADUs, and commercial buildouts by default, even for owners who plan to add the cameras themselves later. Conduit and boxes today; devices whenever you're ready.

Wired PoE vs. Wi-Fi cameras

PoE (power-over-ethernet) cameras take power and data over one cable back to a recorder — no batteries to charge, no Wi-Fi dropouts, continuous 24/7 recording rather than motion clips. That reliability is why every serious commercial system is wired, and why we spec PoE wherever construction access allows. Battery and Wi-Fi cameras have their place — renters, single problem spots, temporary coverage — and hybrid setups (wired core + a Wi-Fi camera on the detached shed) are common and sensible.

What systems cost

  • Home, 4–6 PoE cameras + network video recorder (NVR): $1,500–$5,000 installed — resolution, storage days, and cable difficulty drive the spread
  • Business, 8–16 cameras with higher-retention NVR: $3,000–$15,000+ depending on building size and ceiling access
  • Local NVR storage avoids monthly cloud fees and keeps retention under your control; cloud plans add convenience at $5–$20 per camera monthly
  • Add-ons that ride the same wiring: video doorbells, intercoms, access-control door readers, and network drops for Wi-Fi points

For businesses: restaurants, retail, offices

Commercial coverage has a standard playbook: entries and exits, the register and POS area, dining or sales floor overview, the back door and receiving, and any cash-handling office. Many insurers offer premium credits for documented systems, and some landlords and franchise agreements require coverage — worth checking your lease and policy before the buildout so the wiring goes in with the walls. On our tenant-improvement and restaurant projects, camera, alarm, and access-control rough-in is a line item in the same permit set, not an afterthought trade.

Placement and privacy basics

Cover what's yours: entries, driveway, yard, sales floor — and aim away from neighbors' windows and private spaces; courtesy prevents most disputes and complaints. Never place cameras in restrooms, changing areas, or anywhere privacy is expected. Audio deserves special caution: California is a two-party consent state for recording conversations, so most owners run video-only or keep microphones off in areas where private conversations happen — get proper advice before enabling audio, especially in a business. Where signage is customary or required for business monitoring, post it; it's also half the deterrent value.

Frequently Asked Questions

Local NVR or cloud storage?+

Local NVR wins on cost (no monthly fees), retention control, and independence from your internet connection; cloud wins on off-site backup and simple remote access. Many owners run both: NVR as the system of record, cloud backup on the two or three cameras that matter most.

Can you add cameras without a remodel?+

Yes — retrofit installs are routine; they just cost more labor per camera for wall-fishing and conduit. If any renovation is on your horizon, pre-wiring during that project is the money move even if the cameras come later.

Will cameras lower my insurance?+

Many carriers offer credits for documented security systems, especially for businesses with register and entry coverage. The discount varies by carrier and policy — ask your agent what documentation they want, and we'll match the install spec to it.
